Historic Northeast Lofts – Kansas City, Missouri
Building History
The Historic Northeast Lofts project is transforming the former Hardesty Federal Complex in Kansas City, Missouri, into a multi-use development. After decades of deferred building envelope repairs, the property experienced extensive deterioration that required specialized restoration to prepare the historic complex for its next chapter. The project focuses on repairing damaged structural elements while incorporating new window systems into the building.
Scope of Work
Mid-Continental Restoration is performing critical building envelope repairs to address deteriorated concrete and prepare window openings for new installations. Damaged concrete is carefully removed to expose the underlying reinforcing steel, which is then treated with an anti-corrosive primer to help prevent future oxidation. Custom wooden forms are fabricated and installed to the required specifications before concrete is replaced. Once the window openings are properly prepared, new window units are installed, secured, and leveled.
Challenges and Solutions
Decades of deferred maintenance created significant challenges throughout the building envelope. Addressing deteriorated concrete and exposed reinforcing steel required a methodical approach to restore structural integrity and help prevent future damage. MCR’s team removes compromised concrete, applies protective coatings to exposed rebar, and uses precisely fabricated forms to ensure proper alignment and dimensions during concrete replacement. Careful preparation of each window opening also helps ensure the new units are properly positioned and securely installed.
Results
Through comprehensive building envelope repairs and precise window installation, Mid-Continental Restoration is helping transform the former Hardesty Federal Complex into a renewed multi-use development. The restoration addresses years of deterioration while improving the building’s structural condition and preparing the property for its next chapter. This project demonstrates MCR’s commitment to restoring existing structures and giving historic properties a new purpose for the future.
