Swindoll Tower – Dallas, TX
Building History
Completed in 2002, Swindoll Tower is a prominent residential high-rise in Dallas, Texas. After years of exposure to the Texas climate, the building’s exterior required restoration to maintain its appearance and protect the building envelope from moisture intrusion and weather-related deterioration.
Scope of Work
Mid-Continental Restoration was selected to complete a comprehensive exterior restoration of Swindoll Tower. The project included the removal and replacement of window sealants throughout the building, followed by the application of a high-performance elastomeric coating across the entire facade. Unlike traditional paint, the elastomeric coating cures into a thick, flexible membrane that creates a seamless, weather-resistant barrier while enhancing the building’s appearance.
Challenges and Solutions
Completing restoration work on an occupied residential high-rise required careful planning, communication, and coordination. Throughout the five-month project, the MCR team worked diligently to minimize disruptions for residents while maintaining a safe and efficient work environment. Careful scheduling and phased construction allowed restoration activities to progress smoothly without compromising quality or resident access.
Results
The completed restoration revitalized the exterior of Swindoll Tower while providing long-term protection against the elements. With new window sealants and a durable elastomeric coating, the building now benefits from improved weather resistance, enhanced curb appeal, and an extended service life – all accomplished with minimal disruption to residents.
