Building History

Located in the heart of downtown Dallas, Hotel Indigo Dallas Downtown was originally constructed in 1925 and remains a recognizable part of the city’s historic architectural landscape. Over the years, exposure to weather and urban conditions created the need for extensive exterior restoration work to preserve the building’s historic charm and long-term durability.

Scope of Work

Mid-Continental Restoration completed several exterior restoration scopes across the building facade. Work included cutting and tuckpointing mortar joints, brick repair and replacement, extensive plaster repair, and restoration of decorative architectural elements to preserve the building’s historic appearance. Terra cotta components throughout the facade were also cleaned, repaired, and selectively replaced as needed. In addition, the project required close coordination with other trades as new window systems were installed throughout the building by others during the restoration process.

Challenges and Solutions

Performing restoration work in an active downtown environment required careful planning and coordination to ensure public safety and minimize disruption. Crews worked diligently across the entire exterior facade while maintaining uninterrupted pedestrian traffic below. Additional coordination was required to safely schedule work around active radioactive communication towers located on the roof, requiring strict safety protocols and phased work sequencing. Simultaneously, the team collaborated closely with window installation contractors to maintain project efficiency and minimize conflicts between trades. Through detailed planning and communication, restoration activities were completed safely and efficiently while preserving the building’s historic character.

Results

The completed restoration revitalized the exterior appearance of Hotel Indigo while preserving the historic character that defines the building. Renewed masonry, restored decorative features, and repaired terra cotta elements have enhanced both the durability and visual appeal of this downtown Dallas landmark for years to come.
