Building History
Originally constructed as the headquarters for the Southwestern Bell Telephone Company, The Dial building is a historic landmark in downtown Kansas City. After decades of service as a telecommunications hub, the structure was thoughtfully redeveloped into The Dial Apartments – a modern luxury living community that preserves the character and architectural integrity of the original building while offering contemporary amenities.

Scope of Work
Mid-Continental Restoration was engaged to address structural concrete deterioration within several levels of the underground parking garage. The scope of work included:

  • Removal of cracked and delaminated concrete sections
  • Cleaning and preparation of exposed reinforcement steel
  • Application of protective coatings to prevent future corrosion
  • Placement of new, high-performance concrete
  • Routing and sealing of multiple linear feet of structural cracks

Challenges and Solutions
The underground parking structure presented signs of advanced concrete decay, including cracking, delamination, and corrosion of reinforcing steel due to long-term moisture infiltration and exposure to deicing salts.

To restore structural integrity and prevent recurring damage, Mid-Continental Restoration carefully removed compromised concrete to fully expose affected areas. Heavy rust and scale were mechanically removed from the reinforcement rebar to halt corrosion progression. An epoxy protective coating was then applied to the prepared steel, creating a barrier against future moisture intrusion.

New concrete was mixed on-site to ensure proper consistency and bonding, then placed and finished to seamlessly integrate with the existing structure. Structural cracks were routed and filled to prevent further water penetration and deterioration.

Results
Through strategic repairs and preventative protection measures, Mid-Continental Restoration successfully restored the structural integrity of the underground parking garage. The completed work not only strengthened the building’s infrastructure but also extended the service life of the structure, supporting the continued success of The Dial Apartments as a premier residential destination in Kansas City.
