Swindoll Tower – Dallas, Texas

Building History

Swindoll Tower is a 10-story apartment complex situated on the campus of Dallas Theological Seminary. Built in 2002, the building has served students, faculty, and staff for over two decades. With time and exposure to the elements, the exterior facade has shown signs of wear, prompting much-needed restoration to protect and preserve the structure for continued use.

Scope of Work

Mid-Continental Restoration was selected to carry out a comprehensive restoration of the building’s exterior. The project includes:

  • Removal and replacement of existing window sealants
  • Cleaning of open joints using denatured alcohol solution
  • Installation of flat backer rod to control sealant depth and promote movement
  • Application of new polyurethane sealant
  • Pressure washing of exterior surfaces
  • Control joint caulking
  • Repainting the building with a durable elastomeric coating

All work is performed using swing stage access to safely and efficiently reach all elevations of the 10-story structure.

Challenges and Solutions

Accessing a multi-story building like Swindoll Tower requires detailed planning and execution. Swing stages are vital in reaching difficult areas while ensuring worker safety and minimizing disruption to building occupants. Each mobilization is carefully coordinated to allow multiple scopes to be completed simultaneously, maximizing efficiency. Special attention is given to the sealant work to prevent future joint failure—using proper cleaning techniques, backer rod placement, and high-performance materials to ensure long-term performance.

Results

This 5-month project is revitalizing the facade of Swindoll Tower with minimal disruption to its residents. Upon completion, the building will benefit from a refreshed, watertight exterior and increased protection from the elements. Mid-Continental Restoration’s precision and expertise ensure a successful outcome that supports the building’s function and appearance for years to come.
